What $587K Buys You in Temecula: A KB Home Model Tour

A recent video tour of two new KB Home floor plans in Temecula's Leera community has been drawing a lot of questions from people looking at new construction in southwest Riverside County.

Both homes are single-story and sit in the Leera community by KB Home in Temecula. The smaller one is 2,097 square feet. The larger is 2,378 square feet. Both offer four bedrooms, two bathrooms, and a two-car garage.

The $587K figure is the starting price for the smaller floor plan. KB Home is upfront that posted prices cover the base floor plan only. They do not include optional features, upgrades, homesite premiums, or homeowners association fees. California also requires solar panels on new homes, and those can be leased monthly or purchased at an added cost. Get the full number from the sales office before you plan your budget.

What the smaller model actually looks like

The 2,097-square-foot plan puts two secondary bedrooms near the front of the house. They share a bathroom, but it is not a Jack-and-Jill setup. Each bedroom has a walk-in closet and large windows. For a secondary bedroom, the size is better than what you typically find at this price.

The kitchen is the heart of the layout. The counters and cabinets shown in this model are standard, not upgraded. Even so, the space is wide. Instead of the three-foot clearance you find in many builders' entry-level plans, this one gives you closer to six feet between the island and the opposite counter.

"None of these are upgraded, so it's actually very nice."

That matters because the model home is supposed to make you want to spend more. The fact that the kitchen holds up without upgrades is an honest point in this plan's favor.

The primary suite sits at the back of the house. It is spacious for a home under 2,100 square feet. The bathroom has a standard shower, a linen closet, and a walk-in closet. There is no bathtub. That is a real trade-off if a soaking tub is on your list.

What the larger model adds

The 2,378-square-foot plan rearranges things a bit. Three secondary bedrooms cluster at the front, which gives you the option to close that wing off from the rest of the house. A barn door at the hallway entry could make that separation feel intentional.

Between the secondary bedrooms and the main living area, there is a flex room that works as an office or a fifth bedroom. A laundry room sits right next to it, which is a practical combination.

"If you really wanted to, you could put a barn door right here if you wanted to just completely block off these three bedrooms and one bathroom."

This floor plan also has upgraded cabinets and countertops in the model, including soft-close doors and drawers. Those are not standard. Keep that in mind when comparing the two kitchens side by side. The walk-in pantry in this model is slightly smaller than the one in the 2,097-square-foot plan, partly because the office and bathtub took some of that square footage.

The primary suite includes a bathtub, which the smaller plan does not. The walk-in closet is actually a little smaller here, for the same reason. The bathroom has a water closet and double sinks.

A few things to verify before you go

KB Home currently has four active communities in the Temecula area. Pricing changes without notice, and the $587K figure in this video may not be the number you see when you visit. Check current pricing at NewHomeSource before you make the drive.

The floors you see in both models are upgraded. KB Home uses its Design Studio to let buyers choose flooring, countertops, cabinets, lighting, and appliances. What you see on tour is usually the upgraded version of those choices. Standard finishes exist and cost less, but they will look different from what is on the floor during the tour.

One thing the video does not mention: all KB Home California homes are built to be ENERGY STAR certified. That can affect your monthly utility costs in a meaningful way and is worth asking about at the sales office.

"KB really surprised me with these homes."

That reaction is honest. New construction at this price point often feels tight or builder-plain. These plans feel more considered than that, particularly in how the square footage is distributed.

If you are comparing new construction options in Temecula or the surrounding area, walk both models before you decide on a floor plan. The difference between 2,097 and 2,378 square feet is not just size. It is a bathtub, an office, a slightly smaller pantry, and a different bedroom layout. Bring your list of must-haves and ask the sales rep which features are standard and which ones cost extra.
